Job Responsibilities:
Directly reports to the Facilities Services Manager.
Senior Supervisor responsible to organize, supervise and direct heating and cooling tradesmen.
Prepares maintenance schedules in line with the contract’s maintenance goals and monitoring PM compliance, prioritizes service calls and follow-up actions.
Frequently inspects facilities to proactively detect potential problems and recommend the necessary repair or maintenance.
Addresses all safety concerns to ensure a safe working environment. Leads with a concept and commitment to a culture of safety.
Oversee and enforce good record-keeping practices.
Occasionally inspect the quality of performed maintenance work.
Communicates and enforces policies, procedures, and any updates to staff.
Identifies, logs and reports non-conformances to the Quality Control (QC) Manager and assists in the root cause identification and the corrective actions.
Check that every single job is executed on time, to the budget, without compromising building users’ safety and minimizing work disruptions.
Work closely with vendors, service providers and contractors to protect the interests of the contract, DPW, and Redstone Arsenal.
Monitors materials and spare parts to ensure adequate quantities are maintained to meet the upcoming workload.
Help with development of maintenance procedures and proactive maintenance programs utilizing predictive maintenance techniques.
Recommend upgrades, overhauls and other changes to major systems and equipment.
Creates and suggests modification to site operations procedures for equipment and recommends facilities reliability improvements.
Responds quickly to emergency situations.
Recommend necessary tests, including standard industry approved trouble shooting methods to determine malfunctions and/or causes of breakdowns of all assigned equipment.
Reads, interprets, and calibrates gauges and other recording devices related to building/equipment maintenance.
Responds to tenant complaints and needs through both personal contact and work order systems as needed.
Performs all work in a safe manner in accordance with safety practices and procedures.
Ability operate Government or AFO-owned motor vehicles and/or other equipment.
Assists and supports other departments, staff and/or trade groups as needed or directed.
Performs other related work as required or assigned.
Minimum Qualifications:
High school graduate or equivalent GED.
HVAC Journeyman & US EPA Section 608 Technician Certification
Ten (10) years’ experience in heating and cooling operations including HVAC, Heating/Boiler Plants systems and associated plumbing/pipe systems maintenance.
Ability to use mandatory manuals, technical bulletins, or Manufactures Operating Manuals.
Mature judgment and ability to work with minimal supervision.
Ability to adapt to changes in technology and applicable facility/infrastructure codes and standards.
Ability to deal with a variety of people in a professional, courteous manner in diversified situations.
Valid driver’s license.
U.S. Citizenship, with the ability to obtain a Secret clearance.
Ability to lift 50 pounds, climb ladders and work in high places.
